Financial Analyst

FINANCIAL ANALYST JOB DESCRIPTION

 Monthly

  • Prepare variance analysis & update model for monthly investor meetings            
  • Update all development models for actual monthly activity
  • Interface with project managers to ensure forecasts are maintained accurately
  • Ensure forecasts are adequate to cover contract balances and future expenditures
  • Perform variance analysis against the annual plan
  • Monitor loan balance projections & future equity requirements

 Annually

  • Prepare annual plan for management and submittal to investors for each development
  • Work with management to determine the best course of future development to include:
    • Product mix, pricing and absorption
    • Evaluate the efficiency of infrastructure improvement options
    • Determine with management the ability to add major amenity features to the communities
    • Thoroughly document the assumptions in the model which include:
      • Lot sales rate, pricing, and premiums
      • MUD reimbursement timing and amount
      • Development costs timing and amount
      • Operating costs timing and amount
      • Prepare variance analysis for presentation of the annual plan to the investors
  • Work with accounting to prepare the COGS calculation for the next year based on the annual plan

 As Needed

  • Perform analysis in support of management decisions
    • Perform comparative gross margin analysis for selecting future products
    • Perform comparative loan burden analysis for selecting future products and infrastructure improvements
    • Review contract coding to ensure consistency with plan
    • Interface with project managers during the Capital Budget & Sale Request process to create comparisons of the budget request to the annual plan and the latest plan update
    • Analyze potential land acquisitions
    • Improve excel model and planning process to operate more smoothly
    • Interface with the design review committee to present any financial implications for decision making
    • Review marketing strategies and budgets with marketing team

 Experience/Requirements

  • 2+ years analysis experience
  • Graduate degree preferred i.e. MLERE, MRE, MBA or PPA Finance
  • Strong modeling skills are required; proficiency in MS Excel
  • Other software used include,  LandPie and Argus
